The sales process includes three stages:
Upon reserving an apartment a reservation agreement is signed with the buyer and the latter shall pay a €2000 reservation fee to confirm their interest.
A notarised contract under the law of obligations shall be signed with the buyer to agree on the specifics of the transaction. 20% of the transaction value shall be paid upon signing the contract.
Once the apartment is ready to be handed over, a notarised real right contract shall be signed with the buyer. The latter shall then pay the rest of the purchase price and the property rights shall be conveyed to the buyer.
Seller holds the right to make changes in the price list.
Seller holds the right to make changes in the inner decoration packages.

Additional costs: the price of the storage space 4 000 € and the price of the rooftop terrace, starting from 6 900 €.
Seller holds the right to determine the location and number of parking spaces for each apartment at its discretion.
The building is designed primarily with monolithic reinforced concrete.> The framework consists of reinforced concrete walls, columns, beams and inserted ceilings. The underground part of the building is mostly made of monolithic reinforced concrete.
Apartments are heated using a district water-based underfloor heating system. Technical rooms are equipped with radiators.
The socket solutions for all apartments follow your preferred inner decoration package. Electric power is calculated via electricity meters that are installed into electrical enclosures on each floor.
The building is connected to Tallinn’s water supply and drainage system.
The outer doors of the apartments are flush, wooden or made of glass according to the architectural solution. Internal doors are white flush doors.
The apartment building has been equipped with a lift that connects the underground parking floors with all the top floors.
Parking is available on the indoor parking floor located below the building. The top floors can be accessed with a lift. There are also additional parking places available on the ground floor.
The energy class of this building is ‘C’.
All the rooms in every apartment are equipped with sockets for television and internet cables
(CAT6 cables) and each apartment has a door telephone system installed.
Windows in all apartments have triple-glazed units.
Storage rooms are located in the basement (lift available).
The roof has been transformed into a terrace. If you live on the fifth floor you have private access to the terrace areas from your apartment. Other residents can use the stairway.
The building has been fitted with a mechanical heat recovery ventilation system to help save heating energy. All ventilation systems use preheated ambient air for air injection.
The outdoor area has its own landscaping design. The carefully planned and designed courtyard area provides both children and adults with a place to relax and spend some time.
